Property tax

Well I am off to the town boards open book sesion. The friendly assessor was at my house and the bottom line was a 54,000 dollar increase in value. That is a 40% increase. I know they have not re-assessed in quite a few years, but 40% is a big hit.

Ours was in June -- Got mine lowered about 100K by just being my sweet loveable self. Don't think they want to see me again for a LOOOONG time to come. My taxes were cut in half from last year. For some reason, they just don't like a lot of noise in their quiet little offices.. Grin

I just got back and have to fill out a form as to why I feel the assessment is flawed. My only prayer is that I have a earth berm home that has limited market appeal. One guy in front of me has his house for sale for 449,000 and he was assessed at 446,000. His argument was he would never sell it for that.The guy does't have a leg to stand on.

In Vegas they really hit us hard.  The only saving grace was that we got enough people at the Board of COmmissioners meetings  to complain and they passed that if it is your primary residence they can not increase it more then 3% a year.   All the people with rental / investment preperties got a 20% increase.  It was still hard to make those payments and we got a discount because Shuan is a vet.  
 
Good luck.  Go to your County Board meetings.  They will have an open time for people to have questions, you cna speak there and get it read into the record so that it is on the books what they say.   If people dnt make a fuss then things just get swept under the carpet.  Could be that your neighbors are getting hit hard to and dont realize what that means.

Isn't it interesting though how the religious organizations can own soooooooo much property and get away without paying a penny on it?
 
Perhaps you might consider becoming a ordained minister of the church of Lee and using your home as a cathedral.

Our community used to assess 60% of estimated market value (with that 40% wiggle room on top for them to raise the assessment if necessary, which is exactly what they did).  We are now assessed at 90% of value . . . but with the housing market down about 12% there is no way we could get what it's assessed at.

(And the snow gets old but it's better than unrelenting heat in my book.  Besides, we're on the West side of the big lake so we don't get the lake effect like NY does.)

You know... New Mexico does have one major thing going for it (besides the weather)...
...all residents who graduate or get their Equivalency test can go to any state college on a lottery scholarship. If they keep their grades at a 2.5 or better, I think, they can go for 4 years. I figure that may be something you'd want to consider for Roy.

Bitching about it here is pretty useless.
 
It f'n amazes me that the people who vote these money hungry, self-serving, tax you from cradle to grave politicians into office are the SAME people who complain about their taxes or what the government *won't* give them for free.
 
Look at this idiotic SCHIP program... if you want higher taxes for less medical care, this is it.  Every time I see the damn "it's the right thing to do for the children" ads, I want to throw up.

That's true.  Last year absorbed a 35% increase due to past elected officials embezzling over 3+ million, and deciding to build a new city hall so the offices are more comfy for taxpayed workers while I work in a cubical and wear a sweater because of a tinch of company heat conserving.

I just got my reply today from the open book session.
Believe it or not  the assessor reduced my value by 22,100. Still a big increase but it will save me money for years to come.

In Jamestown, the consensus it that both parties promise to keep us solvent by raising taxes. It's a puzzlement that the city went from 47,000 years ago to about 32,000.... Everbody moved across from Walmart.

Actually, the SCHIP program is one of the few programs that I actively will support (not the proposed expansion that Bush vetoed).  There are quite a few *working poor* that cannot afford healthcare.  Then you have all those employers who do not provide the option of getting health care to their employees.
 
As long as the powers that be don't try to get a huge increase in the SCHIP program, I will continue to support it.

Try a 79.8% increase in one year then 2 years later a 115% increase on top of the first!!!   I bitch about taxes for a reason!  That aside, I know how you feel because anything above infaltion is wrong...period.  
 
It used to be that a property was assesed at the time of sale and rarely reassesed between.  Not any more.  When the towns and countys realized they could get away with almost yearly reassesment they went nuts doing it and they are driving families from their homes.  Don't plan on retiring in your home folks, you woun't be able to keep it!
