What was I thinking?

Now with career going well, and finances are not a major issue anymore, I decided to start down the path towards Home Ownership. I waited patiently outside in my car in front of this cute bungalow style home I ran across this weekend, and looked at yesterday. All the right things listed on the site, number of bedrooms, bathrooms, etc. So when I walked in the front door with the Realtor....Disapointment set in big time. Who ever convinced idots that covering drywall damage and a celing falling in ought to be shot. Coverd with Stucco. The new "hardwood" flooring was peeling up to exxpose the fact that is was laminate strips, Trim was missing from the interior door jams, and low and behold, one of the bedrooms was a converted boot room with the exit door still in the all. The main bathroom has a toilet that was moved right in front of a closet, makes one wonder what is wrong with the underflooring.. I have a feeling this place is going to be on the market for quite some time.... Ummm NEXT....

64K Now mind you there is no basement or garage. But a 3 BR 2 Full bath? I It would take that much just to do the repair work right, and replace the flooring, and...and..and... There is just no way the house is worth it. Obviously there was a roof leak, and the rafters and cross beams in the celings are rotted all to hell. With the walls cracked and falling apart, there is something up with moisture in there as well. I don't have the want or desire to have to hire a crew to gut and rebuild a house from the inside out. Just need to keep looking I suppose.

Didn't think there was a piece of property anywhere for 64K. What are other properties in the area going for? Would it be an investment to re-do and flip?

No kidding. Linda. Having lived in San Jose,I remember the dot com days when folks were renting spaces in their homes such as a hallway or part of a family room for $1,200.00 a month. And the renter could only be there from 9 or 10 at night till 7 in the am. Just wondering what it would take to fix the place up and what one could seel it for.

| I've heard this said about Men...but never about houses. Jeff, Depending on where the properties are....outside city limits, neighboring burbs...what costs 65K in one area will cost 3 to 4 times that in another. I'm also not looking for something with 3500 square feet. My kids are almost grown, so I'm looking for just a small place that will suit me, maybe a furry critter or two, but able to be comfy when the kids ARE around, or (a LOOOOOONG time down the road...) Grandkids to come and play...

| Linda is right my 980 square feet 3/1 house here cost me over 4ook and is now worth about 800k how insane is that? Do yourself a huge favor, realtors should tell everyone this but they don’t, if you are pre-approved and you find a house and the offer is excepted, don’t buy anything and I mean anything, the bank watches you very closely and will pull the approval if they see you spending money before the loan is final. I lost two buyers in a row on my last house because of this very thing, one guy spent money on repainting the inside of my house so it would be ready for him to move in but put it on credit and the bank cut his loan and then he could no longer qualify for the house. How much would that suck but it was nice of him to pain the inside of the house for me. Matt

Yikes. Tell you what: Move in next to my place. The house next to me was built in 1962, split level, garage, deck, two lots, three bedrooms and a neat kitchen. Only $79,000. The idiot that moved in three years ago cut down all the shrubbery. I have no idea why. It looks awful and is why it hasn't yet sold in my opinion. He wanted to start on my shrubs too. I'm afraid to stay away in summer You can see it a bit in my pictures. It's blue shingle. Jamestown has about the cheapest real estate in the country. Rats. Mine is worth about the same. Blah. blah. Redd, it IS a lot like dating- ya gotta kiss a lotta frogs! seriously, a smart agent will, knowing you have pre-approval, keep you on a hotlist, whereby the puter will scan all new listings-THEN, that agent should preview the house, to ascertain if it is suitable for you, condition-wise.....THEN, if it works for you, grab it! It won't be long before prices in the rest of the country begin to ramp up. Appreciation last year in Oregon was at 30%, and we're still charging forward! Good Luck, Redd. Well..... I think I'll need to put this American Dream on hold...if just for a year or so. Advertising Sales staff was called into a meeting this morning, to hear that my sales manager, Tami, who's been with the company for 12 years has resigned as of this morning. There has been other "restucturing" going on and the Circulation Director's position has been elimminated. I know that Advertising Dept. is what brings in the revenue to keep the paper in business. Jobs won't be eliminated. However, a new Sales Manager....thats going stir the pot and what direction is unknown right now. I'm the cautious sort...going to be conservative at this point untill I see what and where the "restructurings" are headed.
